A bit tattered but workable
We stayed 4 nights. The location is convenient in a neighborhood that is undergoing change, some might say gentrification. We felt safe walking in the area by day and early evening. Our room was very small, barely enough space between the double bed and the walls for our gear; but not enough for two people to pass one another, causing some funny "dances" between the two of us as we changed. The bed was saggy, but we both slept remarkably well. Our room was in the back on the first floor, so it was quiet. The bathroom had recently been upgraded but the tub had an annoying drip we could not stop, and the trim strip between the sleeping area carpet and bathroom floor was not fully nailed down. Our room's door did not fit the door frame, so there was a gap across the top, but that was not a big issue. Breakfast was not bad if one likes toast, cereal, waffles, and assorted pastry -- we augmented ours with yogurt purchased from a grocery on the next street. The combination of price and location was positive enough that I would stay here again in the future, though I'd ask to see a couple of options before moving in. With some attention to detail, this property could be a gem.
Convenience and safety
The Braxton Hotel is in a great location, we walked to the White House in about ten minutes and is also near Scotts and Dupont Circle. The room was basic but clean and the bathroom was newly renovated. Overall very happy with the experience considering it was very cheap compared with other hotels in the area. The breakfast in the morning was great, with plenty of food and juices to drink as well as cereals, French bread, and coffees. The reception is also open twenty-four hours, which is very convenient for us as we arrived there just before midnight.
