The Hostelz.com Review
Sabaidy Guesthouse does not get very good reviews in guidebooks – something about it not being very clean. The reception and rooms were fine, if a little small. But once you started to go up to the rooms the families' stuff seemed to be everywhere (and a lot of it appeared to be rubbish), and the bathrooms were grimy. The water was hot but you never felt too comfortable going into them.
The owner and his son at reception seemed a little apathetic and answered all questions in monosyllables. It was not clear if they were just unfriendly, not confident with English or had no personalities whatsoever. But it does not take much effort to keep a bathroom clean. What they really need is another bathroom as all the rooms seem to use the same two bathrooms.
The dorm rooms here are the cheapest in town so you probably pay for what you get. They seemed relatively clean but there was little space between the 10 bunk beds. Apparently there is another dorm room with just four beds which would be preferable even if the space between the beds is the same.
Sabaidy was not all bad and there were a few things going for it. While the father and son were a little untalkative they had a family and friend entourage in the café and TV area who were nice. And fortunately they did not overrun the place. The common area was still very much for travellers and there was almost always another traveller sitting here reading, eating or watching TV. Even if the local kids were watching TV it was usually an English cartoon or kids movie that everyone could watch. Also it's right on the main street snuggled between two internet cafes so there's no excuse for not writing home.

BEDBUGS! The place should be closed down. — Orwell , UK (2011-10-13)
Very very poor Of all the places in all the world this is quite possibly the worst i have ever stayed at. I only stayed here as everything else was full. Its location and price are great but the staff seem very blank and uninterested in the keeping of their house. There is rubbish everywhere and the bathrooms are a infection waiting to happen. For the few dollars extra it's worth checking out the many other guesthouses around it. — Adrian Robinson , British (2009-12-15)
Cheap but Not Clean I stayed in a single room 301 and it had bedbugs in it! I awoke covered in bites half way through the night. I got up and put the light on to see bugs crawling all over my bed. It was disgusting! I suppose you get what you pay for but no one should get bedbugs. Avoid the single rooms! — Richard Williams , British (2009-06-25)

Freaky good this is the coolest place in town. always a few good freaks knocking about, cheap, lots of character, owned by real people. not one for the guidebook crowd, but a good call for the weird and unwashed. as for the multilingual father who watches the news in half a dozen languages but only grunts in response to questions -- brilliant. — a person , a place (2008-01-21)

As I currently live in Thailand without a long visa, I visit Vientiane and with it the Sabaidy guesthouse every month. I meet interesting people every time who are willing to go for a drink, a talk, or a little bit of hanging around. It's cheap, yeah, but there are many people together and that's fun. The bathrooms are not too bad (similar to mine in Thailand) and the food is good. And there is a balcony. Happy days! — Tim (2004-12-29)

I stayed at this guesthouse for close to a month when I was in Vientiane. The family was one of the nicest I have ever met on my journeys. The father took a while to warm to some of the guests, but if he brings out the Lao lao watch out, as it will be a big night. — Anonymous (2004-12-05)
